Oriel Renovations recently completed this major home renovation on Westminster Avenue in Roncesvalles, Toronto. The homeowners had worked with Oriel Renovations on several projects before, including the full renovation of their current residence. The goal of this renovation was to transform this Toronto duplex into two luxury rental units. Guided by the thoughtful design concepts of designer Keeley McCleary, the renovation completely reimagined the home to create two functional, independent living spaces.
The home was fully gutted before construction began, allowing our team to rebuild the structure to meet all technical requirements for a legal two-unit residence in Toronto. The basement was underpinned to achieve an eight-foot finished ceiling height, and new structural columns were installed to support the existing beam. Fire separation, fire stopping, utility separation, and sound attenuation were carefully incorporated throughout the house so that both units could operate safely and independently while meeting modern building code requirements.
Major mechanical and exterior upgrades were also completed to ensure the long-term performance of the property. The electrical service was upgraded with a new panel and a secondary panel for the second-floor unit, while separate heating and cooling systems were installed to provide comfort for each space. All windows were replaced with high-performance fiberglass Marvin units, and five new entry doors with updated hardware were installed throughout the home. The result is a thoughtfully rebuilt duplex that blends durable construction and beautiful design with modern systems, creating a smart and functional investment property designed to serve its owners for years to come.
